Victorian Tile restoration in St Neots, Cambridge

Victorian Tile Restoration in st Neots, Cambridge.

We was called out to take a look at this Victorian Tiled Hallway to see what could be done to repair the damage from a company having to remove a section of flooring for pipe work.

Fortunately this is one of our specialties here at TMC Specialist Cleaning Ltd.

It is impossible to guarantee an 100% colour match for new to old tiles but we do our best to match them in as best possible.

Once we have chosen our replacement tiles, we begin carefully removing the cement and rubble, followed by tidying up all the edges of the older tiles ready for tiling.

On this job we had fill the void with a self levelling compound to level the area ready for laying out new tiles.

Once dried the border work is completed first and left to set followed by filling in of the original pattern, finally the area is grouted.

We finish the job by giving the whole Hallway a deep clean (to remove any previous sealers) and an acid wash to remove any grout haze left behind.

Once dried we are able to apply one coat of Tile Doctor colour grow impregnating sealer (to deepen the colour of the original tiles) followed by multiple coats of topical sealer.

Limestone Shower Restoration, Great Stukeley, Cambridgeshire

Limestone Shower Full Restoration

We were called out to take a look a customers brand new Limestone Shower in Huntingdon, Cambridgeshire which was in a sorry state.

Unfortunately an other cleaning company attempted to clean these tiles with an unsuitable cleaning chemical, leaving the surface of the tiles badly etched.

Limestone is a calcium stone, which is one of the most sensitive stones to anything acidic. you should use a Neutral Tile Cleaner to safely preserve the life of the Stone and remove any standing water to prevent lime scale build up.

To correct these tiles we have had to cut it back using Diamond Blocks followed by Honing the surface to a high standards, we need to make sure the surface tension is tight to help with future maintenance.

upon completion we speed dry the areas restored to be able to apply a couple coats of impregnating sealer, this will also help towards ongoing maintenance.

Our client of extremely impressed with the outcome and left us this feedback.

“Tom was punctual on both the day he quoted and on the day he arrived to undertake the work. He was also very mindful of our semi house cats and made sure he did not let them out. That sounds simple but of the many tradesmen we have had around in the last six months for restorative work on the house he was one of a couple that did not need constant reminding. The work he undertook was to rectify, as he put it, “some of the worst damage to tiles I have seen to date”! The tiles were limestone and had been badly marked by an acid based cleaner. By the end of five solid hours work he had got the tiles back to looking brand new with not a mark to be seen. He did so with no mess, a very cheerful disposition and several cups of coffee! I would not hesitate to recommend Tom to all my own clients and friends.”

Quarry Tile Cleaning Gambling Gay, Cambridge

Quarry Tile Cleaning in Gambling Gay, Cambridge

We was call our to a newly acquired building to have a look at their Quarry Tiled hallway and Brick Living Room.

With the Quarry Tile it had been left in a poor state and with the property being derelict for a number of years damp issues had occurred, causing the natural salts in the stone to come through.

Once the property had been heated up and left for a couple weeks, we were able to test the stone for moisture (to apply a impregnating (solvent based) or topical sealer (water based) you need to have a certain moisture level to allow it to set properly) the moisture levels were efficient enough to apply our Topical Sealer once restored.

The Quarry Tiled Hallway was then deep clean using Remove & Go from Tile Doctor, This chemical removes all ground in dirt and grime as well as removing all previous sealers applied to the Stone.

With the Quarry Tile completely stripped back and left to dry efficiently, we are able to apply multiple coats of Topical Sealer (water based) to the desired look for our client.

Victorian Floor Cleaning and Restoration in Great Paxton, Cambridge.

Victorian Floor Cleaning and Restoration in Great Paxton, Cambridge

We were called out to this property in Great Paxton to have a look this this Victorian Tile Hallway.

A little extra was involved in this restoration then usual, we had to remove concrete from two sections of the floor to be replaced with spare tiles from under the staircase.

Once all the concrete is chipped out, the hole left is cleaned and filled with a self levelling compound to the required level for tilling, once the compound had dried the tiles are cut and laid.

Finally the stone is cleaned/restored and sealed with a water based topical sealer.

Process of cleaning

  1. We inspect your floor on our arrival, Why? To identify any possible problem areas i.e staining, loose of lose grout and surrounding surfaces sensitive to cleaning solutions and any other areas that need consideration before cleaning commences.
  2. We Protect your walls and furniture with our décor wall protector tape, this is used to protect your walls against any over spray from water or chemical. We do how ever can not guarantee there wont be any slight damage to paint work or any sensitive materials in the immediate area of cleaning due to the need to clean right up to the edge.
  3. Once your walls and furniture are protected, we will commence with Dry Soil & Sealant Removal. This is the removal of any dry soil/dirt & any previous sealers on the surface of the tile. This is achieved by using our very own chemical from Tile Doctor. It is applied using a pump spray.
  4. Agitation, with our cleaning solution applied to the tile, We use a rotary machine with a stiff brush attached, or by hand round tight corners.
  5. Rinse, We use a Truck mounted hot water extraction machine with a high pressurised cleaning tool. This allows us to give your floors a deep penetrating clean. All the waste chemical slurry and dirt are collected & stored in the vans waste tank.
  6. After we have completed the final cleaning stage, we will dry the area of any free standing water and place a air mover to speed dry the stone before sealing commences. Please note some stone with high porosity.
  7. Application of Sealers, Multiple coats of our impregnating sealer are applied and multiple coats of Topical Sealer (Water based Sealer)
